Document collection/Building your file


These documents are required to build your file.

That file will be submitted to an Automated Underwriting System. This is a computerized system that matches your file information with all the legal guidelines for loans.

The results of that process gives us loan approval and if we can get an appraisal waiver for your home.



Document list

Last 2 Pay Stubs

PDF format is preferable if you have a choice. We’ll need these for everyone on the loan

Last 2 Bank Statements

We’ll need all pages. ( Even the blank ones) Lenders want to be sure your paycheck goes into your account. They also want to be sure there are no monthly payments that your credit report missed.

Last Mortgage Statement

We can use a snapshot or a down loan. Part of the loan process is comparing your existing loan to the one that will replace it. These numbers have to be accurate. ( legally)

 

Picture of your Driver License

Verification of your birthdate, paystub address, and current residence.

Home Owners Insurance info

If you have the policy, great! We can also use the name of your agent. Don’t remember? Hopefully, you can remember the company. We can take it from there.

Social Security number

We need to run your credit to create a snapshot for your file. If there are issues we need to work around, this gives us a heads up.

HOA / PUD

If you pay this monthly or once a year, mortgage guidelines require us to collect the information no matter how small the payment. Payment stub / Name of the HOA / or contact all works

HELOC

HELOCS are great! When we refinance, these either need to be paid off or subordinated. Let us know what you prefer and we can work through the details.

Solar Panels

We need a copy of your agreement from your provider in most cases.

 

Previous year W2

Lenders need a 2 year work history. We’ll need the previous year’s W2. If you had a different employer in the last 2 years, we will need those W2’s as well.
